Conventional/Jumbo

With loan options from $150,000 up to $3,000,000+, for borrowers with FICO scores of 620+, conventional loans offer a traditional lending solutions for homeowners. There are stricter guidelines for income, debt, credit, conventional loans are for borrowers with no recent bankruptcies or foreclosures and a strong credit history. For purchases, borrowers typically should be able to put at least 3-5% down. Self employed borrowers obtaining a conventional or jumbo mortgage, will need to show enough income on their most recent one to two years tax returns to qualify. Jumbo loans require two year employment/income verification, as well as a minimum 700 FICO score.

FHA/VA/USDA

Government loans provide additional solutions for borrowers. VA and USDA loans allow for 100% mortgage financing and FICO scores down to 580. FHA loans allow for FICO scores down to 500 (10% down on purchases for FICO scores below 580), with just 3.5% down. Borrowers with recent credit issues and/or higher debt ratios are a good fit for FHA loans. USDA loans are for properties not located in high density urban areas. All govt lending options have funding fees, and there is mortgage insurance required on both FHA and USDA loans. VA loans never have mortgage insurance, and some veterans qualify for -0- funding fees.

Investor/No Doc/Self Employed/Bridge Financing
